These terms govern your use of this website. They are written to be read, not to be survived.

1. Who we are

This website is operated by Sanctuary Communities LLC, a Texas limited liability company (“Sanctuary”, “we”, “us”). It provides information about our residential community in Dripping Springs, Texas, and a way to contact us. By using the site you accept these terms; if you do not accept them, please do not use it.

2. This site is not an offer, and not a contract

Nothing on this website is an offer to sell real property or any security, and nothing here creates a binding agreement. Plans, prices, dimensions, renderings, materials, finishes, amenities, lot configurations, delivery dates and timelines are illustrative and subject to change without notice.

Any purchase is governed solely by a signed written agreement between you and Sanctuary. Where that agreement and this website differ, the agreement governs.

3. Renderings, plans and figures

Images, renderings and site plans are artists’ conceptions prepared before or during construction, not photographs of completed homes. Landscaping, furnishings, fixtures, appliances and views shown are frequently not included. Square footages are approximate and may be measured differently from appraisal or taxing methods.

Construction-progress figures and delivery dates published anywhere on this site are management estimates as at their stated date, based on internal reporting rather than third-party certification.

4. Booking a call or a visit

Appointments are subject to availability and may be rescheduled or cancelled by either of us.

A site visit is to an active construction site and undeveloped land. Attend only when invited and accompanied, follow all instructions and posted safety requirements, and wear any protective equipment we ask you to. You attend at your own risk and are responsible for anyone you bring, including children. Please tell us in advance if anyone under 18 will attend.

5. What you send us

Anything you write to us remains yours. You grant us a non-exclusive, royalty-free licence to use it to respond to you and to improve what we build. Please do not send confidential information you would not want us to hold, and do not send other people’s personal information without their permission.

6. Acceptable use

Do not attempt to gain unauthorised access to this site or the systems behind it; scrape, crawl or harvest data beyond ordinary search-engine behaviour; probe, overload or disrupt the service; upload malicious code; impersonate anyone; or use the site unlawfully.

7. Intellectual property

The Sanctuary name and marks, and the design, text, images, plans and code of this site, belong to Sanctuary Communities LLC or its licensors. You may view, download and print pages for your own non-commercial use. Any other reproduction or commercial use requires our written permission.

8. Third-party links

We link to sites we do not control. We are not responsible for their content, accuracy or privacy practices.

9. Disclaimer of warranties

This site is provided “as is” and “as available”. To the fullest extent permitted by law we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted, secure or error-free, or that its content is complete, accurate or current.

10. Limitation of liability

To the fullest extent permitted by Texas law, Sanctuary Communities LLC and its members, managers, officers, employees and agents will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, revenue, data or goodwill, arising out of your use of this site.

Our total aggregate liability arising out of this website will not exceed one hundred US dollars (US$100.00).

Nothing here limits liability that cannot lawfully be limited, including for fraud or fraudulent misrepresentation, or any liability arising under a signed purchase agreement, which has its own terms.

11. Indemnity

You agree to indemnify and hold Sanctuary harmless from claims and costs arising out of your misuse of this site or your breach of these terms.

12. Governing law and venue

These terms are governed by the laws of the State of Texas, without regard to conflict-of-laws rules. You and we submit to the exclusive jurisdiction of the state and federal courts located in Hays County, Texas.

13. Changes, severability, entire agreement

We may revise these terms; the effective date will change and material changes will be noted on the site. If any provision is unenforceable, the rest remains in force. These terms are the entire agreement between you and us regarding this website.

Privacy Notice

1. What we collect

What you give us

Your name, email address, phone number, and anything you write to us or answer in the optional questions — why you are moving, what matters to you, household and home size, land, timing and a broad budget range. All of it is voluntary. Only an email is ever required, and only when you ask us to reply.

What is collected automatically

Pages viewed and time spent, scroll depth, what you clicked, which steps you completed or abandoned, approximate location (city and region, derived at the network edge), device and browser, screen size, language, timezone, and how you arrived.

What we deliberately do not collect

  • We do not store your IP address. Location is derived at the network edge and the address discarded — there is no field in our database to hold one.
  • We do not record your screen or keystrokes. No session-replay tool runs on this site; the two that were once configured are switched off.
  • We do not read the contents of a field you did not submit — only that a field was focused and left empty.
  • We do not fingerprint your device. The identifier that recognises a returning visitor is a random value stored in your own browser, which you can clear at any time.

2. Why we use it

To answer you; to prepare for a call or visit you asked for; to keep a record of our conversation; to understand which parts of this site help; to measure whether our advertising reaches the right people; and to keep the site secure.

We form a general picture of how ready someone is to move, from what they do on the site, and it informs how and when we follow up. It is never used to set or vary a price, and it is never sold.

Where UK or EU law applies, our legal bases are your consent (analytics and advertising), our legitimate interests (replying to you, security, improving the site), and steps taken at your request before a contract (arranging a call or visit).

3. Who else sees it

  • Supabase — our database
  • Google (Analytics, Tag Manager, Calendar, Workspace) — analytics, scheduling, email
  • Zoom — video calls, when you choose one
  • Vercel — website hosting
  • Anthropic — we use AI to prepare a short briefing before a conversation, from what you told us and publicly available sources

We do not sell your personal information and we do not share it with data brokers or advertising networks, and have not done so in the preceding twelve months. We may disclose information if required by law or to protect someone’s safety.

Ask us to delete sooner and we will, unless we are legally required to keep it.

5. Your choices and rights

Email connect@sanctuary.co to access, correct, delete or receive a copy of what we hold, or to object to how we use it. We will not treat you differently for asking.

  • Every marketing email carries a one-click unsubscribe.
  • You can turn analytics off at any time on the Cookies page.
  • Where CCPA/CPRA, GDPR or UK GDPR applies you have the rights those laws give you, including the right to complain to your regulator.
  • We do not sell or share personal information as those terms are defined under California law, and we do not use it for cross-context behavioural advertising.

6. Security

Data is encrypted in transit and at rest with our providers, access is limited to people who need it, and administrative credentials are held in a restricted store. No system is perfectly secure and we do not claim otherwise.

7. Children

This site is intended for adults. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, email us and we will delete it.

8. International visitors

We are in the United States and your information is processed here. Where required, transfers rely on appropriate safeguards.

Session recording is on, and only with your consent. Microsoft Clarity and Hotjar record how pages are used — where people click, where they get stuck — so we can find what is broken. Both run through our tag manager and both respect your choice: if you select Don’t track me, neither one loads. What you type into a form is masked and is not recorded.

No advertising pixels are running. Space is reserved for Meta, TikTok and LinkedIn. If any is switched on, this page is updated before it goes live.

If you are in the EU, UK, Switzerland, Norway, Iceland or Liechtenstein

Analytics and advertising storage default to denied for visitors in those countries until you actively choose otherwise.
